Move-out cleaning checklist for Florida rentals and home sales

Room-by-room move-out cleaning notes, Florida deposit timelines, and what to tell a matched local crew in Winter Garden, Horizon West, or Clermont before handover.

A move-out clean is a top-to-bottom clean of an empty home before you hand back the keys. A good request tells the crew four things: the handover date and time, the size of the home, what is in scope (inside appliances, cabinets, baseboards, garage), and whether anything is damaged rather than dirty. With that, a matched local crew in Winter Garden, Horizon West, or Clermont can confirm scope, price, and schedule.

Orlando West Cleaning is a matching service, not the cleaning company. You describe the home and the deadline. We pass the request to a local crew that can assess it. We match; the crew confirms scope, price, and schedule. We do not publish rates, reviews, or a shop address on this site. This guide is general information, not legal advice. Your lease and Florida law govern any deposit question.

Who needs a move-out clean in Central Florida?

Most move-out requests come from three groups:

  • Renters leaving a house, townhome, or apartment who want to hand the unit back clean before the landlord’s inspection.
  • Sellers who want the home clean for the final walk-through before closing, or clean enough to photograph once the furniture is gone.
  • Landlords and owners resetting a long-term rental between tenants.

Each group has a different deadline. A renter’s deadline is usually the lease end date or the key handover. A seller’s deadline is the buyer’s final walk-through. A landlord’s deadline is the next tenant’s move-in date. Put that deadline at the top of your request, because it decides whether a crew can take the job at all.

Short-term rental guest turnovers are a different job with a much tighter window. If that is what you need, the STR turnover checklist covers it.

What does Florida law say about cleaning when you move out?

Florida’s landlord and tenant law sets the baseline for renters. Section 83.52 of the Florida Statutes says that during the tenancy the tenant shall keep the part of the premises they occupy and use “clean and sanitary,” remove garbage “in a clean and sanitary manner,” and keep plumbing fixtures “clean and sanitary and in repair.” You can read the full text in Florida Statutes section 83.52.

Deposits are covered by Florida Statutes section 83.49. In short:

  • If the landlord does not intend to claim against the deposit, it must be returned within 15 days after the rental agreement ends.
  • If the landlord intends to impose a claim, it must give written notice of the claim and the reason within 30 days, by certified mail or by email as the statute allows.
  • The tenant then has 15 days after receiving that notice to object in writing.
  • The required lease disclosure also reminds tenants to give the landlord a new address when they move out, so deposit notices can reach them.

None of that tells you what “clean” means for your particular unit. Your lease, any move-in condition report, and photos you took when you arrived matter more than any checklist. A clean also cannot turn damage into normal wear. If you have questions about a deposit dispute, read Part II of Chapter 83 or talk to a Florida attorney. A cleaning crew cannot advise on that.

What is on a room-by-room move-out cleaning checklist?

The list below is a starting point for your request, not a promise of what any crew includes. Mark what you want, cross out what you do not, and add anything your lease or landlord specifically asks for.

Kitchen

  • Inside and outside of the refrigerator and freezer, with shelves and drawers wiped
  • Inside the oven and microwave, plus the stovetop, drip pans, and range hood filter
  • Inside cabinets and drawers, cabinet fronts, and countertops
  • Sink, faucet, and backsplash
  • Dishwasher interior and door seal, if you want it included

Bathrooms

  • Toilets, including the base and behind the seat hinges
  • Showers, tubs, and glass doors, with attention to soap scum and hard-water spotting
  • Sinks, faucets, mirrors, and vanity drawers
  • Exhaust fan cover, if it is reachable

Living areas and bedrooms

  • Baseboards, door frames, and light switches
  • Ceiling fan blades, which collect dust quickly in Florida homes that run fans most of the year
  • Window sills and window tracks, including sliding glass door tracks
  • Inside closets, shelves, and closet floors
  • Floors throughout: vacuumed, mopped, or both depending on surface

Other areas to mention

  • Laundry room, including the outside of the washer and dryer and the lint area
  • Garage sweep, if it is in scope
  • Screened lanai or porch, if you want it included or want it left out
  • Blinds, which take time and are often treated as an add-on

Say which items are must-haves and which are nice-to-haves. That helps the crew give you an honest answer if the full list does not fit your deadline.

Why does an empty home change the job?

Move-out cleans are usually quoted and scheduled differently from a regular house clean for one simple reason: the crew can reach everything. Inside cabinets, behind where the fridge sat, the floor under beds, and closet shelves are all open. That makes the clean more thorough, but it also takes longer than a recurring visit to the same home.

Book the clean for after the movers leave. A half-packed home slows the crew down and leaves areas under boxes untouched. If your move and handover are on the same day, say so plainly. The crew will tell you whether that window works.

If you are leaving a home you lived in for years, our guide to house cleaning questions worth asking first covers floors, products, and access notes that apply to move-out work too.

What about humidity, mildew, and mold?

Central Florida homes see a lot of humidity, and a closed-up house can show it fast once the air conditioning is turned down or off. Bathrooms, closets, and the area around the air handler are where mildew spotting usually appears first.

A cleaning crew can clean surface mildew on hard surfaces such as tile, tubs, and sealed counters. Larger growth is a different matter. The US Environmental Protection Agency’s brief guide to mold, moisture, and your home says that if there has been a lot of water damage, or mold covers more than about 10 square feet, you should consult its separate guidance on mold remediation. The guide also stresses fixing the moisture source, because cleaning alone does not stop mold coming back.

If you see staining that keeps returning, soft drywall, or a musty smell that does not go away, put it in your notes. The crew will set a clear boundary and may suggest you call a different trade before it cleans that area. Keep the air conditioning running at a sensible setting until the handover so the home does not get humid while it sits empty.

What should a move-out cleaning request include?

Here is an example of the format. It is not a promise of what any crew will offer:

Move-out clean for a rental. Three bedrooms, two bathrooms, single storey, tile throughout with carpet in two bedrooms. Home will be empty from Thursday morning. Key handover is Saturday at noon. Please include inside fridge, oven, microwave, and all cabinets. Garage sweep yes, lanai no. Small rust stain in the guest shower that may not come out. Gated community in Winter Garden; we will add the crew to the visitor list.

That note covers the deadline, size, floors, scope, exclusions, a known problem, and access. It does not include a street address, gate code, or lockbox code. Share those with the matched crew after the handoff, when it asks for them.

A quick request checklist:

  • Handover deadline and the date the home will be empty
  • Bedroom and bathroom count, storeys, and floor types
  • Inside appliances, cabinets, and blinds: in or out
  • Garage, lanai, and laundry room: in or out
  • Known stains, damage, or moisture problems
  • Gated or HOA access notes, without codes

What is a move-out clean not?

A move-out clean is not repair work. It will not patch nail holes, repaint walls, fix a loose cabinet door, or replace stained carpet. It is not carpet shampooing unless the crew offers that and you ask for it. It is not junk removal: leftover furniture, mattresses, and bulk items should be gone before the crew arrives, or listed in the notes so the crew can say whether it can help.

It is also not a guarantee about your deposit or your closing. The crew confirms what it will clean. Your landlord, your buyer, or your agent decides whether the home meets their expectations.

Where to go next

  • Move-out and move-in cleans are request options on the house cleaning page, alongside recurring and deep cleans.
  • Moving within west Orange County? See the Winter Garden service area page for local request notes.
  • When you are ready, request a local crew with your city or ZIP, choose move-in/out, and paste in your checklist.

Quick FAQs

When should a move-out clean happen?

After the last furniture and boxes leave and before the final walk-through or key handover. An empty home is faster and more thorough to clean than a half-packed one.

Does a move-out clean guarantee my security deposit back?

No. Cleaning helps you hand back a clean, sanitary unit, but your lease, the unit's condition, and Florida law decide any deposit claim. Damage is not something a clean can fix.

Does this site set the price for a move-out clean?

No. Orlando West Cleaning is a matching service. The local crew confirms scope, price, and schedule after it reads your notes.

Can the same crew do a move-in clean at my new home?

Ask the matched crew. Move-in and move-out cleans are both options on the request form, and you can describe both homes in the notes.
